What Your Builder Left Undone in Your Mississauga Attic

Here’s the good news first: if you live in a Mississauga subdivision home, you almost certainly have the easiest attic in the GTA to fix properly.

Engineered trusses. Generous headroom. A hatch you can actually get through. Continuous soffit venting. No vermiculite, no knob-and-tube, no century-old surprises. Compared to a rowhouse off the Danforth, your attic is a gift.

The problem is what happened at construction, and what’s happened since. Production builders insulate to the minimum required at the time, on a schedule, and there’s a short list of things that reliably get skipped. Thirty years later, most Mississauga homeowners are living with all of them at once.

Here’s the audit.


1. The insulation was installed once, to the minimum of its day — and it’s settled since

Two separate things are working against you.

The starting point was low. Ontario’s attic requirements have risen substantially over the decades. A home built during Mississauga’s big subdivision build-outs was insulated to the standard in force then, not the standard now. That was legal and correct at the time. It is well below where a modern attic sits.

And it’s shrunk. Loose-fill insulation settles. Fibreglass batts compress under their own weight and decades of dust. The depth you measure in your attic today is not the depth that was installed — it’s noticeably less, and every lost inch is lost R-value.

What that means practically: the number in your builder’s original spec sheet is not your current R-value, and neither is your best guess. The only way to know is to measure.

Measure it yourself in five minutes

  1. Open the hatch, shine a light, step only on joists — never on the insulation
  2. Push a ruler straight down to the drywall at four or five spots, including near the eaves
  3. Convert:

Target: R-50 minimum to protect rebate eligibility, R-60 as the sensible goal. Most Mississauga homeowners who measure for the first time find they’re a long way under both.


2. Nobody installed baffles

Baffles — rafter vents — are cardboard or plastic channels installed at the eaves that keep insulation from smothering your soffit vents.

They cost very little and they’re the most commonly omitted item in production construction, because at the time of the original build the insulation was thin enough that it didn’t quite reach the soffits anyway.

Then, twenty years later, somebody blows in a top-up and buries them.

Why it matters: blocked soffits kill attic ventilation. Warm, humid house air reaches a cold attic with nowhere to escape. You get frost on the underside of the sheathing in January, water stains in March, and ice dams along the eaves.

If you’ve had a top-up done before and nobody mentioned baffles, check. Look down toward the eaves — you should see a clear channel, not a wall of insulation packed against the roof deck. Baffle installation →


3. The attic hatch was never insulated

Walk into most Mississauga homes and the attic hatch is a rectangle of unfinished plywood sitting in a frame, with nothing on top of it and no weatherstripping around it.

It’s a hole in your ceiling — thermally and for air movement. Warm air rises through the gap all winter, and the cold plywood becomes a condensation point.

It’s an inexpensive fix: build a box, insulate it, weatherstrip the frame. It should be part of any attic job and frequently isn’t.

Special case: some Mississauga homes have the attic access in the garage ceiling. If that’s yours, the hatch opens into an unheated space and the assembly needs fire-rated treatment as well as insulation. Worth raising specifically.


4. The ceiling was never air sealed

This is the biggest one, and it’s invisible.

Insulation slows heat conduction. It does almost nothing to stop air movement. Your ceiling has dozens of holes in it that were never sealed at construction:

  • Plumbing vent stacks passing through
  • Electrical wiring penetrations
  • The top plates of every interior wall
  • Bathroom and kitchen exhaust housings
  • The chimney or furnace flue chase
  • Pot lights added during a later kitchen or basement renovation

Warm, humid air escapes through every one of them, carrying heat past your insulation and depositing moisture in a cold attic.

Order matters enormously. Seal first, insulate second. If you blow sixteen inches of loose fill over an unsealed ceiling, those leaks are now buried and nobody is ever fixing them.

Any quote that doesn’t mention air sealing is quoting you half a job.


5. The insulation stops short of the eaves

Look toward the perimeter of your attic — where the roof slopes down to meet the exterior wall. In most homes it’s noticeably thinner there than in the middle, sometimes down to nothing.

That’s the hardest area to reach, it’s the first thing skipped when a crew is moving fast, and it sits directly above the rooms you’re trying to keep warm. It’s also where ice dams start.

A well-installed R-50 that reaches the edges outperforms a sloppy R-60 that stops three feet short. When you’re comparing quotes, ask specifically how the perimeter is handled.


6. The bathroom fan may be venting into the attic

Common enough to be worth checking every time. The fan pulls humid air out of the bathroom and discharges it into the attic instead of through the roof or wall to outside.

Every shower, all winter, into a cold space.

Any insulation installed over that gets wet. It’s a small fix and it has to happen before insulating, not after.

While you’re up there, check the ductwork. Some Mississauga builds run HVAC supply ducts through the attic. If those runs are uninsulated or poorly sealed, you’re conditioning your attic and losing capacity to every room they serve. Blanket wrap insulation →


7. The room above the garage isn’t an attic problem

Worth stating plainly because it comes up constantly in Mississauga’s two-storey stock with attached garages.

If you have a bedroom, office or bonus room over the garage and it’s always cold, adding attic insulation will not fix it. That floor sits above an unheated garage, not below the attic.

Builders typically put fibreglass batts in the garage ceiling. Batts don’t air seal, cold garage air moves around them, and the floor above stays cold regardless of the thermostat.

The reliable fix: remove the garage drywall, remove the old batts, spray closed-cell foam into the joist cavities, reinstate 5/8″ fire-rated drywall. More invasive than people expect, and the only approach that consistently works. Garage ceiling insulation →


What a proper job actually looks like, in order

  1. Assess and measure — existing depth, material, condition, ventilation, penetrations
  2. Remove only if contaminated by mould, water, rodents or smoke — otherwise top up, since R-values add together
  3. Air seal the ceiling plane
  4. Duct the bathroom fan to outside if it isn’t already
  5. Install baffles at every rafter bay with soffit intake
  6. Box and insulate the hatch
  7. Blow to depth — R-50 minimum, R-60 target
  8. Mark the depth with rulers so the finished result is verifiable rather than asserted

On material: with the headroom a typical Mississauga truss attic has, either cellulose or fibreglass will get you to R-60. Cellulose gets there in less depth and is denser, which helps in a leaky assembly. Fibreglass is lighter and usually the lower-cost route to the same number.

Frequently asked questions

How do I know how much insulation I have? Measure the depth with a ruler at several points and convert using the table above. Depth is the only reliable indicator — original build specs don’t reflect settling.

Does attic insulation really settle? Yes. Loose fill compacts over time and batts compress. Measured depth after decades is meaningfully less than installed depth.

Do I need to remove the old insulation? Only if it’s contaminated by mould, water, rodents or smoke. Otherwise new material goes over the old and the R-values combine.

Do I need to leave home during the work? No. Residents can stay in the home.

How long does it take? A straightforward top-up on a typical suburban attic is usually a single day.

What’s R-60 versus R-50? R-50 is the minimum you must reach to qualify for Ontario’s attic insulation rebate. R-60 is the level typically specified for new construction under Ontario Building Code compliance packages and is the sensible target for an existing home with the headroom for it.

Is my house too new to need this? Homes built in the last decade generally start closer to current standards. That said, air sealing, baffles and hatch details still get skipped in new construction, and it’s worth measuring rather than assuming.
